An area growing in popularity, River Oaks is the perfect place to find newly built homes in Houston. The ideally situated neighborhood is a short walk to one of the country’s oldest and most renowned shopping centers.

Location, Location, Location

Just mere miles from downtown Houston, located within Houston’s “inner loop,” River Oaks is the perfect location for those wishing to take in an Astro's game or any of the exciting events occurring at Minute Maid Park. Downtown is also home to the city’s popular bars and clubs and is known for its exciting nightlife.

Considered an affluent area of the city, River Oaks is home to some of Houston’s most elite residents. From politicians to corporate executives and some of the entertainment world’s most well-known personalities, the neighborhood is where everyone wants to be.

River Oaks is known for its high-end retail stores and numerous dining options, many of which are located inside the centrally located River Oaks Shopping Center.

Residents of River Oaks are within walking distance of entertainment options unique to the neighborhood. Whether it is getting a morning cup of coffee, looking for a new book, strolling through the boutique shops, or taking in an evening filled with excitement, the River Oaks Shopping center has it all.

River Oaks Shopping Center: Historic and modern

Opened in 1937, the shopping center fast became a well-known attraction for area residents. Developed in phases as part of the planned River Oaks community, most of the art-deco-style buildings are still present today. The center was designated as a landmark in 2007 by the city ensuring the historic building will remain a feature of the area.

After undergoing several renovations over the years, the River Oaks Shopping Center is currently more than 322,000 square feet and is home to over 70 tenants that include restaurants, retail stores, a movie theatre, and a grocery store. Just scanning through the center’s directory does not do it justice. You need to see the center for yourself to appreciate it.

With numerous Nationally recognized retail stores such as Ann Taylor, Jos. A Bank, Sunglass Hut, and Barnes and Noble, just to name a few, as well as lesser-known boutiques carrying original products with unique regional flare, visiting the center is a shopping experience like none other.

World-class dining

From a quick cup of coffee from Starbucks or a refreshing scoop of ice cream from Marble Slab Creamery to a succulent steak from Perry’s Steakhouse & Grille or fine dining at Brasserie 19 the satisfying of any appetite is just a quick walk away. The shopping center has more than 10 eateries that include international menus as well as a liquor store and a Kroger grocery store.

So, whether you are in the mood for an evening out, delivery, or to go, as a River Oaks resident the meal you crave is just minutes away.

Services for your busy life

The River Oaks shopping center provides services that bring both convenience and luxury. If you need a relaxing day to just treat yourself, there are numerous salons, spas, barbershops, and additional beauty services located within the center. Ready to hit the gym? The shopping center has that covered too.

There is also a medical clinic, education center, Allstate Insurance office, a Walgreens, and bank. The shopping center really does have everything you could need.

Home to the famous River Oaks Theatre

Built in 1939, the River Oaks Theatre is the longest-occupied tenant of the shopping center. Theater has a history of its own and is an extremely popular destination for film enthusiasts as it regularly shows indie and foreign films as well as art-house movies.

The theater is the recipient of numerous awards to include:

  • An award for the “Preservation of a Landmark Facility as a Unique and Special Venue for Art, Vintage and Independently Produced Films” (2001) by the Museum District Alliance
  • “Best Movie Theatre” (2001) by Inside Houston
  • “Best Movie Theatre” (2013, 2009, 2009, 2003) & “Best Midnight Screenings” (2010) by the Houston Press
  • Listed as one of the “20 Cool Things About Houston” (2006) by the Houston Chronicle
  • November 6, 2006, was officially proclaimed “River Oaks Theatre Day” by Mayor Bill White

Excellent schools

Houston’s River Oaks community has some of the city’s top public schools. GreatSchools.org gives River Oaks Elementary a score of 10 out of 10. There are also several highly competitive private schools in the area that consistently land at the top of rankings.

Lamar High School is the primary public high school in the area and is continuously lauded year after year for its high standards and academic excellence.

A great investment

The value of the real estate in the River Oaks neighborhood is one of the highest in the state. With prices nearly doubling in the last 15 years, the market in the area remains incredibly strong and the desirability of the location has allowed homeowners to weather turbulent real estate markets unscathed. Home values were hardly affected during the real estate crash in 2009 that devastated home values in most U.S. communities.

With median home values appreciating nearly 30% from 2014-2021, purchasing a new home in River Oaks offers a great return on investment if/when the time comes to sell.
