What “Move-In Ready” and “Under Construction” Mean

You will see two kinds of homes on this page. Here is the difference.

A move-in-ready home is finished or nearly finished. The home is built, and the finishes are chosen. You can walk through the actual home before you buy. You move in on your own timeline instead of waiting through a full build.

An under-construction home is still being built. Depending on how far along it is, you may still get to choose some of the finishes. Ask us which selections are open on the home you like. Every ROC home under construction comes with a weekly update from us, so you always know what is happening from contract to close.

Common Questions About Available Homes

How soon can I move in?

It depends on the home. A move-in-ready home can often close within a few weeks. An under-construction home moves in once the build is finished. Each home’s status and ready month are shown on its card.

Can I still choose the finishes?

On a move-in-ready home, the main finishes are already chosen and installed. On an under-construction home, some selections may still be open, depending on how far along it is. Ask us about the specific home you like.

Are these homes brand-new?

Yes. Every home on this page is newly built and covered by a ROC new-home warranty.

How much do they cost?

Winfrey Estates homes start in the high $300s. Inner-loop Houston homes start in the $600s. Each Winfrey Estates card shows that home’s current price. Inner-loop prices are set per home, based on the floor plan, the finishes, and the market when we build, so contact us for the price on a specific one.

What is the difference between Winfrey Estates and the inner-loop homes?

Winfrey Estates is a 55+ community of single-story courtyard homes in Tomball. The inner-loop homes are semi-custom builds in Rice Military, Sunset Heights, and Spring Branch, inside Houston’s loop. They are two different products for two different lifestyles.

Is Winfrey Estates age-restricted?
