A Day at Winfrey Estates

Morning coffee in the courtyard while the neighborhood wakes up. A walk with the Morning Walkers Group around the community paths — some days you log two miles before you realize it. Water aerobics at the heated pool if it’s a pool day, strength and stretch in the fitness center if it’s not.

Lunch at home, or out at the poolside patio with whoever’s there. Afternoon bocce if the courts are open, or a few hours in the craft room working on whatever the current project is. Maybe a trip to the farmer’s market and dinner downtown.

And then Friday comes, and everyone gathers at the clubhouse for wine and conversation. That’s the one residents talk about most. You come for an hour, you stay for three.

At Winfrey Estates, this isn’t just a once-a-month occurrence; it’s life every single day.

Built Around How You Want to Live

Every Winfrey Estates home sits within a short walk of the amenity center. No driving to get to the pool, no trekking across a giant property to get to your pickleball game. Everything’s close, everything’s included in your HOA, and everything’s designed around the lifestyle you came here for.

The Clubhouse

At 2,700 square feet, the clubhouse is the social heart of Winfrey Estates — a gathering place built for both organized events and the unplanned afternoons that tend to turn into the best ones. Residents can reserve it at no cost for private events.

Gathering Space

Comfortable seating, a fully equipped kitchen, and room for everything from card games to holiday parties. Host your book club, your family dinner, or a neighborhood happy hour.

Gaming Room

Pool table, darts, shuffleboard, and card tables. A standing destination for regulars and a good excuse to meet new neighbors.

Craft Room

Dedicated space for art projects, holiday crafting, and the photography and cooking clubs. Residents bring their own projects; friendships follow.

Reading & Relaxation Lounge

A quiet corner with good light and better chairs. Where a chapter of your book somehow turns into half of it.

Outdoor Amenities

Tomball weather means the outdoor amenities get used most of the year. The heated pool extends the season on both ends, and the courts are always open to whoever shows up.

Heated Pool

A 20′ × 40′ heated pool (3.6′ to 5′ deep) with covered poolside seating. Home to morning water aerobics, afternoon swims, and more than one unplanned cocktail hour.

Pickleball Court

Dedicated pickleball court with an active Pickleball Club — friendly games, casual tournaments, and an easy way to meet people your first week here.

Bocce Ball Court

The Bocce Ball League runs casual and competitive play. If you’ve never played, someone will teach you by Thursday.

Scenic Walking Paths

Paved walking paths wind through the community, with every home within a short walk of the amenity center. The Morning Walkers Group meets several times a week.

Covered Poolside Seating

Shaded outdoor space for meals, conversations, or just a quiet afternoon with a book and a cold drink.

Dog Waste Stations

Placed throughout the community, a dog-friendly neighborhood only works when everyone helps keep it tidy.

Fitness Center

The on-site fitness center is fully equipped with weights, a treadmill, an elliptical, and everything you need for a solid daily workout — without a drive across town to a crowded gym.

Cardio equipment, free weights, and resistance machines. Open to all residents, with community-led classes held regularly in the group spaces.

Note: All fitness classes are community-led — organized and run by residents, not by ROC or the HOA.

The Calendar Fills Itself

The monthly events calendar is one of the first things most new residents notice. Clubs, classes, gatherings, and outings are almost all organized and led by the people who live here. Whatever you’re into, there’s likely already a group for it. And if there isn’t, starting one is easy.

Skip the Saturday Chores

The Winfrey Estates HOA handles the kind of work that used to own your weekends: mowing, landscaping the common areas, street maintenance, and the amenity center itself. That’s how the community stays tidy year-round without every resident having to think about it.

Your private courtyard is still yours to plant, decorate, and care for however you want. That’s part of the appeal — outdoor space that’s truly yours, without also being responsible for the whole lawn.

What the HOA Handles

  • ✓ Front and rear lawn mowing
  • ✓ Lawn fertilization and weed control in common areas
  • ✓ Flowers, shrubs, and planting in common areas
  • ✓ Street and sidewalk maintenance
  • ✓ Pond maintenance
  • ✓ Community amenity maintenance and repair (clubhouse, pool, sport courts)
  • ✓ Property insurance for common element improvements
  • ✓ Professional community management

What You Still Own

  • ○ Your private garden courtyard — landscaping and care
  • ○ Interior of your home
  • ○ Personal possessions and dwelling-unit improvements
  • ○ Everything inside your courtyard walls is yours to design, plant, and enjoy however you want

Steps to the Clubhouse, Minutes to Downtown Tomball

Winfrey Estates is built for walking. The 113 single-story homes surround a central amenity center, connected by flat, paved paths that loop through the community. Marked routes run from a third of a mile to a full mile. The pool, pickleball courts, and clubhouse are a short walk from your front door.

Downtown Tomball is a short drive away. Its streets are lined with locally owned restaurants, shops, and a weekly farmers market, and Main Street has live music most weekends. Healthcare, groceries, and pharmacies are also close by along the 249 corridor. You get the quiet of a small community with the things you need within easy reach.

Come See It for Yourself

The photos and the virtual tour only go so far. Most people who visit Winfrey Estates know within the first hour whether it’s the right fit — usually somewhere between meeting a resident at the pool and seeing the monthly events calendar. Come walk the community, tour the clubhouse, and sit in a model home. Bring your questions.
